            &lt;p&gt;For decades, some of Locarno’s long time residents have complained about the deconstruction of all these splendid and rich ornamented liberty style villas in Locarno and its neighbouring communities. Ticino, the southern most canton of Switzerland bordering with Italy and famous for its beautiful lakes Lake Maggiore and Lake Lugano, is also famous for its traditional and Mediterranean influenced architecture. It is this very special mixture between Ticino’s lifestyle where alpine scenery meets Italian Mediterranean influenced way of life and architecture. &lt;/p&gt;

&lt;p&gt;Wealthy and old-established traders built their residences along historic routes used by dealers travelling from south to north. &lt;a href=&quot;http://www.swissmediterraneanlifestyle.com/search?q=bellinzona&quot;&gt;&lt;b&gt;Bellinzona&lt;/b&gt;&lt;/a&gt;, Ticino’s capital and UNESCO world heritage site, is a historical city poised as a gateway to the Alpine passes of St. Gotthard, San Bernardino and Lucomagno (Lukmanier) used by dealers from around the world. In fact, this strategic position made the cash tills ring because of the toll what was paid by dealers travelling on these historic routes.&lt;/p&gt;

&lt;p&gt;Great examples of these old liberty style villas still can be seen these days, but more and more had to make way for new developments and residences. Unfortunately, this is characteristic for our times where investors and ROI is driving decisions and many of these grand villas where built on enormous plots right within the city which became very sought-after for investors to build new living quarter for high profits.
However, thanks to a small number of private owners and some investors with the right sense for these beautiful buildings, there are still a number of villas which has been restored in recent years to shine in new splendour more than ever. &lt;/p&gt;

Sited on a flat, park-like garden with approx. 40 meter of lakefront, the stately palazzo is enthroned in this absolutely exclusive position with stunning views onto the lake. After the total renovation in 2006, the villa features a rich ornamented façade in very pleasing colours. The interior is also highlighted by beautiful restored mouldings throughout and period style parquet floors. &lt;/p&gt;

&lt;p&gt;These two properties are perfect examples how gorgeous living in such a surrounding could be. We recognize that there is a small movement of people who are looking for these rare gems of old-time atmosphere and who show a high profession to preserve these treasures for future generations. &lt;/p&gt;

            &lt;p&gt; Una coppia che si è innamorata della Valle di Blenio. Andreas Schweitzer svizzero romando e Ashoob Cook londinese, i dirigenti della Acquarossa Terme Sa che intende realizzare il progetto delle terme, hanno intenzione di trasferirsi in valle per seguire da vicino gli sviluppi del centro benessere di cui si parla da parecchi anni. La scorsa settimana hanno siglato un contratto con Blenio Turismo, impegnandosi a finanziare la costruzione delle ‘nuove terme’ sul terreno di 80 mila metri quadrati sulla sponda destra del fiume Brenno, a valle delle scuole medie di Acquarossa e quasi di fronte allo storico edificio di proprietà dei coniugi Greter. La speranza è quella di aprire nel 2013.

    <title>Scudo Fiscale - Italy&#8217;s third tax amnesty only a storm in a teacup?</title>

            &lt;p&gt;The outcry was huge when Italy’s government announced the “Scudo Fiscale” in October last year. “Scudo” means ‘protection’ or ‘shield’ and that’s how Italy called his program to repatriate foreign parked money. But, what is the reason to enforce such a tax amnesty – already the third since year 2001?&lt;/p&gt;

&lt;p&gt;The ‘Tax Shield’ is based on a lower penalty tax of only 5% for those who report their accounts of “black money” they have with foreign banks - where most of them are in Ticino. Why Ticino?  Well, it’s a canton of Switzerland where the official language is Italian and Lugano - Switzerland’s third biggest banking centre - is only a half hour away from the Italian border. In addition, 80% of all financial services in Lugano and Chiasso are performed for Italian clients. &lt;/p&gt;

&lt;p&gt;However, “Scudo” is basically a kind of safety shield against the loss of more money by not taking advantage of the offer. There is even a bigger treat to this third tax amnesty – the so called “Juristic Repatriation”. Financial delinquents are able to transfer the administration of finances of their “black money” to an Italian trustee corporation which will assert a right of tax amnesty. The trick is the following: the investment still remains with the respective bank in Ticino. First of all, this is supposed to encourage more delinquents to declare their “black money” accounts they have, secondly, the Italian treasury would collect even more taxes and thirdly, there wouldn’t be that many clients leaving Ticino banks as feared in the very beginning.  Thanks to this ‘juristic repatriation’, legalized assets will remain within Swiss bank accounts and these clients also remain clients of these banks. &lt;/p&gt;

&lt;p&gt;Italian media report that 80% of all newly declared assets, about 110 billion Swiss Frances, are deposited in Ticino. Media presumes that two-third of all money managed in Ticino (estimated 400 billions Swiss Francs) is based on business with Italian clients.  So far, tax wise, there are 95 billions legalized in connection with the third “Scudo”, compared to 75 billion during the first two amnesties. Many of the banks in Ticino are quite lucky under the circumstances and remain managing at least 60% to 65% of these newly legalized money as investment, but there are also a few banks which had to close their Ticino branches in result to quite some losses. &lt;/p&gt;

&lt;p&gt;Despite ongoing discussions about Switzerland’s role in the world wide financial business, the country known for its Swiss banking secrecy will still be a good choice to manage investments.&lt;/p&gt;

            &lt;p&gt;Bald ist es wieder soweit, die Fasnacht beginnt. Der städtische Karneval ist jünger als der dörfliche. In Bellinzona zum Beispiel geht er auf die sechziger Jahre des 19. Jahrhunderts zurück. Er gestaltet sich nach dem Vorbild der oberitalienischen Städte mit Wagen und Konfetti. 
Oft wurde den ärmeren Leuten am Dienstag vor Aschermittwoch (Mardi Gras) ein Reisgericht verteilt. Man muss wissen, dass bis Ende des letzten Jahrhunderts Reis etwas höchst Seltenes darstellte. Reis war ein Essen für Hochzeiten, also ein besonderer Leckerbissen.&lt;/p&gt;

&lt;p&gt;Der wohltätige Hintergrund ist in moderner Zeit verschwunden, aber die Tradition, eine im Freien in grossen Kübeln zubereitete Speise an alle Teilnehmer des Festes zu verteilen, besteht weiterhin. Die Leute holen den Risotto kaum mehr mit dem Kesselchen ab, sondern man isst ihn gemeinsam auf einem Platz, so dass das Ganze zu einem Volksfest wird. Dieser Brauch ist zum Teil in die Dörfer vorgedrungen. Je nach Ort handelt es sich um Risotto, Gnocchi oder Polenta mit Luganighe, den einheimischen Würsten. Verschiedene Dörfer, darunter auch Ascona,  laden heute  noch jedes Jahr zum grossen Risottessen ein.&lt;/p&gt;

            &lt;p&gt;Everybody knows him: Dimitri – the world-famous clown. In 1971 no permanent theatre existed in the Ticino. For Dimitri and his wife Gunda this was a challenge and they decided to establish their own theatre in the centre of the village of Verscio. The “Teatro Dimitri” became the meeting-place where Clown Dimitri and his fellow artists, actors, musicians, dancers, soap bubble blowers, jugglers, illusionists and animal tamers were able to present their shows.&lt;/p&gt;

&lt;p&gt;A buvette was attached to the theatre, and whether you just called in for a drink or two or maybe for a chat with an artist after his show, it became a stock exchange of ideas for patrons and artists alike.&lt;/p&gt;

&lt;p&gt;However, the first auditorium offered 100 seats only. Therefore, a permanent lack of space and financial difficulties were the order of the day. Today the much-loved theatre offers a rich program for everyone – the young and elder people.&lt;/p&gt;

&lt;p&gt;In 1975 Dimitri opened the “Scuola Teatro Dimitri”, a theatre school where the teaching is primarily based on the study of movement, of the body and his expression possibilities.&lt;/p&gt;

&lt;p&gt;Since its opening pantomime, acrobatics, dance and theatrical improvisation have been chosen as principal subjects. Later on, study of rhythm as well as breathing and voice training were added. Workshops on various forms of expression such as Commedia dell&#8217;Arte, clowning and special dance forms complete the curriculum.&lt;/p&gt;

&lt;p&gt;The “Scuola Teatro Dimitri” offers a complete basic training in the field of theatrical expression. It teaches various traditional and new techniques and aims to develop the individual talents of each student in a creative way in relation to his personality.&lt;/p&gt;

            &lt;p&gt;As its name implies – maggia means major – the Valle Maggia is the largest valley of the northern part of Ticino also called Locarnese - approx 570 km², what is round about a fifth of the whole Canton Ticino. Piero Bianconi describes it as „branched, knotted and separating like a hand: to Val di Campo, Val di Bosco, Val Bavona, Val Lavizza and Val Peccia.“ It offers numerous attractions which are in the first place the gorgeous nature with its river and their favoured sandy banks, rock climbing and other mountain activities such as the approx. 700km of official trails. Bosco Gurin, well-known as a skiing resort, is the only place in the Ticino where the habitants speak a German dialect. The place does not only offer beautiful slopes, but also a very interesting museum about the village&#8217;s history. And in the „&lt;a href=&quot;http://www.museovalmaggia.ch&quot;&gt;&lt;b&gt;Museo di Valemaggia&lt;/b&gt;&lt;/a&gt; “, which is in the Palazzo Franzoni in the old core of Cevio, you can learn about the sensational story of the whole valley. Did you know that from 1907 till 1965 the „Maggia-Bahn“, a small railway which transported passengers from Locarno to Bignasco has existed? The story about this historical railway and much more is on display in that precious museum. But that is not all. The valley also offers a rich cultural artefact as for example the „&lt;a href=&quot;http://www.pietraviva.ch&quot;&gt;&lt;b&gt;Vallemaggia Pietraviva&lt;/b&gt;&lt;/a&gt; “ and the„&lt;a href=&quot;http://www.magicblues.ch&quot;&gt;&lt;b&gt;Vallemaggia Magic Blues&lt;/b&gt;&lt;/a&gt; “ which is celebrated by international artists yearly on the numerous village squares since a long time.             &lt;p&gt;Kann für eine Liegenschaft auf dem Markt kein geeigneter Käufer gefunden werden, so stellt dies für alle Beteiligten meistens eine durchaus unangenehme Situation dar.
Der Verkäufer ist nicht zum Ziel gekommen. Er &#8220;sitzt&#8221; nachwievor nicht nur auf seiner Liegenschaft sondern auch auf den damit verbundenen Kosten. Typische Haltungskosten sind Hypothekarzinszahlungen, Unterhalts- und Bewirtschaftungskosten verschiedenster Art, Steuern und Abgaben, Opportunitätskosten (gebundenes Kapital).
Auch der Nicht-Käufer ist nicht zum Ziel gekommen. Er hat kein neues Zuhause gefunden und/oder keine Liegenschaft, um seine Ferien zu verbringen.
Der Makler? Auch er steht mit leeren Händen da. Insbesondere für Broker welche wie &lt;a href=&quot;http://www.wetag.ch&quot;&gt;&lt;b&gt;WETAG CONSULTING&lt;/b&gt;&lt;/a&gt; ausschliesslich auf Erfolgsbasis operieren, bedeutet ein nicht verkauftes Objekt nicht nur eine verpasste Zielerfüllung, sondern auch ein reales Verlustgeschäft.
Die Liegenschaft selber trägt in der Regel leider auch keinen Nutzen aus einer nicht erfolgten Transaktion. Liegenschaften leiden darunter nicht bewohnt zu sein - noch mehr leiden sie, wenn nicht allermindestens regelmässig gelüftet und die nötigsten Unterhaltsarbeiten geleistet werden.
Auch das wirtschaftliche Umfeld leidet fast immer darunter, wenn kein Besitzerwechsel stattfindet. Dem Staat entgeht die Grundstücksgewinnsteuer. Baufirmen bekommen keine Aufträge zu Unterhalt/Renovation oder Abriss und Neuerstellung.&lt;/p&gt;

&lt;p&gt;Die zentrale Frage welche natürlich an diesem Punkt auf der Hand liegt ist: warum kommt es zu keiner Transaktion? Selbstverständlich können auf den ersten Blick die Gründe eines Nichtverkaufes einer Liegenschaft vielfältig sein. Klar aber ist, dass man mit einer fairen Preisgestaltung die Verkaufswahrscheinlichkeit massiv erhöhen kann. Extrembeispiele verdeutlichen diese Idee: ist der Preis einer Liegenschaft nahe bei Null, so wird Sie sofort verkauft. Ist der Preis extrem hoch so wird Sie vermutlich auch nach vielen Jahren noch keinen Käufer gefunden haben.
Die Kunst eines effektiven &#8220;Pricings&#8221; besteht nun gerade darin, sämtliche Vor- und Nachteile - natürlich unter Mitberücksichtigung der zur Verfügung stehenden Verkaufsdauer - in Geldbeträge umwandeln zu können. Das &#8220;monetisieren&#8221; von spezifischen Lagekomponenten wie Ruhe oder Besonnung oder intersubjektiv wahrnehmbaren objekt- oder umfeldbezogenen Qualitäten (wie z.B. den Charme einer Umgebung oder die Güte einer Architektur) ist dabei sicherlich nicht immer einfach aber keineswegs unmöglich.&lt;/p&gt;

&lt;p&gt;Es ist verständlich, dass ein Verkäufer seinen Verkaufserlös möglichst optimieren möchte. So kann es angebracht sein, zu Beginn des Verkaufsprozesses einen stolzen aber immernoch rational begründbaren Preis für die Liegenschaft zu fordern, um zu prüfen, ob auf dem Markt nicht jemand gefunden werden kann, der bereit ist die Vorzüge der Liegenschaft sehr grosszügig zu honorieren.
Ebenso klug ist aber, bei schwachem oder in extremen Fällen ganz ausbleibendem Echo seitens der Interessentenschaft, spätestens nach einem Jahr den Angebotspreis auf ein Niveau zu senken, welches auf dem Markt ein reales Kaufinteresse nach dem Objekt zu wecken vermag.&lt;/p&gt;

&lt;p&gt;Leider mussten wir bei &lt;a href=&quot;http://www.wetag.ch&quot;&gt;&lt;b&gt;WETAG CONSULTING&lt;/b&gt;&lt;/a&gt; in den letzten Jahren die Erfahrung machen, dass immer mehr Verkäufer eine doch recht ausgeprägte &#8220;Gewinngier&#8221; entwickelt haben und Ihnen der Sinn für am Markt real durchsetzbare Preisvorstellungen scheinbar ziemlich abhandengekommen ist. Glücklicherweise konnten bisher diese überdimensionierten Erwartungen dank der im Vergleich zu anderen Agenturen höheren Professionalität und Transparenz gut im Zaume gehalten werden.
Wagt man einen kurzen Ausblick auf das Jahr 2010, so kommt man jedoch nicht umhin die realen oder potentiellen Verkäufer abermals zur Vorsicht zu mahnen. Das Preisniveau des lokalen Liegenschaftsmarktes verläuft aktuell seitwärts bis leicht sinkend, Ausnahmen bilden nur die absoluten &lt;a href=&quot;http://www.swissmediterraneanlifestyle.com/2009/2/6/lage-lage-lage-was-ist-eigentlich-eine-gute-lage-5-wichtige-faktoren&quot;&gt;&lt;b&gt;Bestlagen&lt;/b&gt;&lt;/a&gt;.
Überhöhte Preisvorstellungen scheinen nur dann rechtfertigbar, wenn man kurzfristig mit einem hyperinflationären Totalzusammenbruch des Papiergeldsystemes rechnet, also mit einer Welt, in der nur noch physische Assets wie Gold, Rohstoffe und Immobilien überhaupt einen Wert darstellen. In so einem Falle kann man den überhöhten Preis als die Forderung nach Zahlung einer Risikoprämie verstehen, welche das beschleunigte Inflationsrisiko beim Tausch einer sicheren Anlage gegen Papiergeld ausgleichen soll. Kurz- bis Mittelfristig scheint dieses Szenario jedoch eher unwahrscheinlich.&lt;/p&gt;

&lt;p&gt;Wahrscheinlicher scheint, dass der früher oder später zwangsläufig einsetzende Zinserhöhungszyklus ausgeprägt sein wird. 
In Kombination mit einer sich nicht sonderlich gut entwickelnden Realwirtschaft &amp;amp; schleppenden Finanzmärkten, führt dies zur Schlussfolgerung, dass der finanzielle Gesamtspielraum der potentiellen Käufer weiter eingeschränkt sein wird oder zumindest - ähnlich wie während der Finanzkrise 2008/2009 geschehen - deren Preis- &amp;amp; Risikobewusstsein entsprechend geschärft werden wird. Vorsicht ist das Gebot der Stunde.&lt;/p&gt;

The new resort will be positioned on a level with well known alpine ski resorts, offering the same standards and even beyond. Weeks ago, the resort celebrated its ground breaking ceremony and construction has begun. 
Andermatt is more or less known as a former military facility where many of the male Swiss citizens spent their military service. Exactly, these former military facilities are now used for the development which will feature 4* and 5* hotels, a 18 hole PGA golf course, sport facilities, an new commercial railroad station and a village like residential zone with apartments as well as villas. The developer is also investing in the ski resort what is one of the best free ride paradises in the Swiss Alps. All the current ski areas such as Gemstock, Nätschen, Gütsch, Oberalp and Sedrun will be connected with each other and upgraded in its infrastructure to become a well served and great winter sport destination.&lt;br /&gt;
Andermatt is ideally located only a short drive away from Zurich and Milan what makes it really interesting for city dweller and some foreigner who will appreciate the convenient connection of the location by plane, train or car. 
Representatives of the EREN group (&lt;a href=&quot;http://www.europeanrealestate.org/&quot;&gt;&lt;b&gt;European Real Estate Network&lt;/b&gt;&lt;/a&gt;), where &lt;a href=&quot;http://www.europeanrealestate.org/offices/switzerland/WE-wetag-consulting&quot;&gt;&lt;b&gt;Wetag Consulting&lt;/b&gt;&lt;/a&gt; is one of the founding members and has been represented by Ueli Schnorf (CEO of Wetag Consulting) and my humble self, were visiting the headquarter and construction site last Friday, the 23rd of October. We were introduced to the team of Orascom and the Andermatt Swiss Alps resort and got a sneak preview of the whole development, its design and architecture as well as its current state. One of the leading architects of the development, who is counseling the developer on the design selection procedure, showed us all the current 38 designs of the new apartment and hotel buildings. The architecture is overall surprisingly fresh, but still referring to the Swiss architecture of alpine buildings featuring traditional textures and designs, but in a modern context. 
We also got taken to the actual site where we got a nice overview of the whole development and with the previous presentation we could already imagine how everything will look like once it’s finished - at least we could obtain a sense where all the new facilities will be located and fit into the current surrounding. 
In my opinion, the Andermatt Swiss Alps resort will be a great addition to current alpine destinations and even more become one of the trend setters for Swiss tourism and activity/leisure destinations in the Alps. Not to forget to mention that it will be much easier to invest in real estate since the ever-present “&lt;a href=&quot;http://www.zug.ch/behoerden/volkswirtschaftsdirektion/direktionssekretariat/lex-koller-englisch&quot;&gt;&lt;b&gt;Lex Koller&lt;/b&gt;&lt;/a&gt;” law will not apply for the resort. That means, foreigners are allowed to purchase a property without facing all the restrictions.&lt;/p&gt;

&lt;p&gt;On Saturday, the 26th of September 2009, Sawiris officially launched construction for the new tourism-resort in Andermatt. Phase number one features a luxury hotel, a PGA golf course and all the infrastructure of the resort. The hotel is expected to open its doors in 2013 followed by more luxury hotels, apartments, villas, leisure and sport facilities. Ciò che è cambiato è l’approccio al lusso. Gli acquirenti sono più prudenti, sono più riflessivi e necessitano più tempo. Anche le motivazioni che inducono alla vendita della propria casa non sono più quelle di una volta. Generalmente si può dunque affermare che il mercato del lusso resta stabile è l’approccio al lusso che è mutato.

The company was represented by Wetag’s CEO Ueli Schnorf and Peter Rabitz, Director of Wetag International Division. &lt;/p&gt;

EREN is an association of almost 20 leading boutique brokerage agents, which operate from strategic locations throughout Europe, offering integrity, quality service and a portfolio of the finest properties and settings in Europe. Meetings like that became more important in recent times due to the development on the worldwide real estate markets. Members were exchanging their local experiences how do deal with these changed and challenging markets, discussed the further development of the group and welcomed two new members, Balearic Properties and CGi Immobilier, who from now on will join EREN to represent this prestigious association in their local territories like Mallorca and the western part of Switzerland around Lake Geneva. &lt;/p&gt;

&lt;p&gt;Furthermore, José Ribes Bas of Rimontgo, Spain has been elected new president of the EREN group. Marco Argentieri of Cofim Immobiliare, Italy became the new member of the executive committee and will now support the group in a more active role. Wetag like to congratulate both of them. &lt;/p&gt;

&lt;p&gt;The meeting was well organized by IRG and all members enjoyed IRG’s hospitality at their Estoril/Cascais Riviera Brokerage office and the Head Office in prestigious Avenida da Liberdade, Lisbon where all enjoyed a glass of famous Port Wine and Horse d’oeuvre.  &lt;/p&gt;
